Cuenca
The southern highland city on the Tomebamba at 2,538–2,560 m — the mover’s established southern base, with the south’s tertiary hospital, a UNESCO-listed centre, and exactly one dated rent sample opened in this edition.

Who picks Cuenca — and who should skip it
Cuenca is the deliberate, services-in-place choice: the southern tertiary hospital, an opened visa-practice scene (two of this dossier’s verified contacts sit here), and a walkable colonial grid. It suits the pensioner, the rentista and the family who want the machinery local. Skip it if one sample is not enough evidence for you yet — this edition opened exactly one dated listing for Cuenca, and the page says so rather than padding the count.
Not moving on a pension? This place is priced and described for everyone — workers, nomads, business owners, long-stayers and retirees alike. For your route, the income tests and the full contacts, go to the Ecuador guide, or start the Ecuador dossier with your own numbers.
Budget, separated by life
- Dated sample (only one opened)US$570/month plus a US$100 fee — 3 bed/2 bath, 145 m², Av. Remigio Crespo Toral (opened listing, listed 25 Sep 2026). One sample is one sample; it is not a Cuenca rent level
- Healthcare anchorHospital Universitario del Río (Av. 24 de Mayo y Av. de las Américas; +593-7-245-9555) — southern tertiary anchor, ISO 9001:2015, living-related renal-transplant accreditation, Valve-in-Valve programme
- Altitude (attributed)2,538–2,560 m
Evidence note: rents on this page print as dated individual samples in U.S. dollars, exactly as the portals displayed them — never as a median, a range dressed as a level, or a couple’s budget. Inclusions (fees, VAT, deposit, term) travel with each sample or the sample does not travel at all.
Set your rent ceiling — Cuenca
Move the slider to your monthly rent budget (rent only). It counts only the dated samples printed on this page; turning it up brings in the listings it can fit. Portal-displayed “Rented for” headlines are portal-displayed samples, not verified contract rents — they are never reconciled or averaged here. Your lease length and room count change everything; treat the count as a first filter, not a promise.
Healthcare
Cuenca is the southern tertiary-care anchor: Hospital Universitario del Río (Av. 24 de Mayo y Av. de las Américas; +593-7-245-9555) holds ISO 9001:2015 certification, a living-related renal-transplant accreditation and a Valve-in-Valve programme on the pages opened. Complex care beyond the south routes to Quito’s deeper bench. The insurance clause — coverage for the whole visa period, Ecuador named on a foreign policy — is the gate the visa puts in front of all of it.
Climate & ground feel
A highland valley at 2,538–2,560 m (attributed band), cut by the Tomebamba and three other rivers. Mild days, cold nights, and altitude that altitude-sensitive movers feel for the first weeks. The historic centre is a UNESCO World Heritage inscription (1999), a grid of low colonial and republican buildings under red tile.
Getting around
The airport is Mariscal Lamar (CUE), inside the city. No U.S. nonstop route is claimed for this edition; connections route through Quito or Guayaquil on the carriers’ current schedules — verify at booking. Inside the centre, the grid is walkable; the sample opened sat on Av. Remigio Crespo Toral, south of the Tomebamba.
The people side
The verified-contact map tells the social story: a named-attorney visa practice (EcuadorVisas, Calle Larga 6-16 & Hermano Miguel), a second visa practice (Gringo Visas), a rentals agency (YapaTree) and an insurance broker (Blue Box) all sit in Cuenca. That density is the reason this page exists at this length — and the reason the broker’s missing premium table prints as a gap rather than a quote: nobody verified printable 65/70/75 numbers, for Cuenca or anywhere else in Ecuador.
Watch-outs, honestly
The one-sample honesty is the watch-out: a single opened listing is not a market. Get current listings from the local agency in writing, with fees, term and deposit itemised, before treating US$570 as a plan. The altitude (2,538–2,560 m) is the second: it is kinder than Quito’s, not absent.
Short story
Cuenca’s historic centre — Santa Ana de los Ríos de Cuenca, founded in 1557 on the site of the Inca city of Tomebamba — was inscribed on the UNESCO World Heritage List in 1999. Four rivers cross the valley: the Tomebamba, Yanuncay, Tarqui and Machángara. The blue domes in the photograph are the New Cathedral’s, the city’s signature since the late nineteenth century.
